As a real estate investor it can sometimes be tough to find motivated sellers. Even with the bailout actions of the government, property values continue to fall and competition is making it challenging for investors.

It would seem that with an increasing rate of foreclosures, layoffs and a recession in full force that there wouldn’t be a lack of motivated sellers. In the end, there simply is not. But how do you find them?

There is no questioning the power of the internet for finding motivated sellers. Certainly, there are virtually scores of businesses hocking lists of motivated sellers. What I’m intimating is a website that an investor controls and owns. Summarily, a solution owned by you that generates leads of motivated sellers.

So how do you go about implementing such a solution? It starts with an excellent web presence. It must show your business as legitmate and able to solve the problems of motivated sellers. It should show that you’ve solved the problems of other motivated sellers recently. It should be convincing enough that your visitors will want to work with you and make contact with you. It must have a vehicle of allowing visitors to give you their information inlcuding details about their property.

Start by finding an expert designer to create a website for you or do it yourself. Alternatively, you can purchase a template and customize it. If you modify an existing template or construct something from the ground up will take some programming and design skills. Unless you have a brother-in-law in the business you must have to have capital to hire someone. Your time is important and you should decide what it’s worth. Is your time worth $15 an hour to construct the site yourself? Do you have more time than money?

Also be sure to add plenty of testimonials as they are convincing. If you’ve been using any sort of credibility kit when you meet with sellers just transfer it online. Streaming audio testimonials are very effective if you have them. Additionally, streaming audio of customer testimonials works great. Satisfied customers are very persuasive.

Use convincing sales copy to prod your visitors to complete your online forms. I’ve found that Dan Kennedy is a great person to emulate when writing your copy. Polish it off by placing lead generators throughout the site. These are online forms that your visitors complete. The forms capture vital contact information as well as details about their property. Some database programming here is necessary to link the form fields to the database records.

The final step is driving targeted visitors to your site. Ads on Yahoo, Google and MSN can be an effective way to do this. This can be done with searching engine optimization and PPC. After you are getting visitors you may want to tweak your content to make it better. If you’re not converting like you think you should have someone read over your copy for some critiques. Squeeze pages and landing pages offer a great way to get a great conversion rate.

With a good overal web solution and effective PPC and SEO campaigns you’ll be receiving the motivated sellers you need to increase your bottom line.
